The three phases
Rough clean, final clean, touch-up clean
Post-construction isn't one job — it's three separately-scoped services on a construction timeline. Here's what each phase looks like.
Phase 1 · Rough clean
Happens after framing, drywall and mechanical trades wrap but before finish work starts. Crews remove construction debris, sawdust and drywall scraps; shop-vac subfloors; bag and haul contractor trash to the dumpster; and set up floor protection for finish trades to work over. Typical cost: 40–60% of a full final clean. Timing: mid-project, coordinated with the GC's schedule.
Phase 2 · Final clean
Happens after paint, trim, cabinets, fixtures and floors are installed and finished — 24–48 hours after the last dust-producing trade leaves the site. This is where fine drywall dust gets HEPA-vacuumed off every surface: walls, ceilings, air vents, HVAC returns, cabinet interiors, window tracks, blinds. Glass is scraped for paint overspray. Adhesive residue is dissolved off appliances, sinks and cabinets. Grout haze is removed from new tile. Floors are damp-mopped or polished per material. This is the phase most people mean when they say "post-construction cleaning."
Phase 3 · Touch-up clean
Happens after the GC's final walk-through with the homeowner or developer produces a punch-list — a short list of last-mile items (a scuff, a smudge, a caulk drop). The touch-up crew returns, addresses fingerprints and spot-clean items, and the space becomes certificate-of-occupancy ready or handover-ready. Typical cost: 20–40% of the full final clean.
